How many lots are there? How many lots are in the first release? How may I see them?

When will the infastructure go in?

Infastructure construction is planned to begin in the Spring of 2016.

When can I start building?

Custom home building is planned to begin in the Spring and Summer of 2017.

How big are the lots? How big can I build on the lots?

Lot sizes range from approximately 1/4 acre to 1/2 acres. Home sizes range from approximately 2,600 sq. ft. to 5,500 sq. ft. not including the garage.

Can I use my own builder and architect? Can I see the design guidelines?

Yes. While we have partnered with both architects and home builders, owners can work with whomever they decide. Download the Site Plan and the Design Guidelines, or please contact us for more information.

What are the requirements for sustainable building? How will this impact the cost of construction?

Refer to the design guidelines for sustainable construction requirements. All home designs are subject to approval by the Design Review Committee (DRC). While sustainable, energy-efficient building can increase the cost of construction, the greater impact on cost of construction is in the selection of home finishes. Ultimately, the cost of construction will vary for each home and should be determined with your architect and home builder.

When will the footbridge across the Roaring Fork River be built?

We are currently working with RFTA and Garfield County to secure the pedestrian bridge approvals. The bridge is currently slated to be built during infastructure construction phase in the Spring of 2016.

Is the greenhouse and garden only for TCI Lane Residents? What about the trails?

The community greenhouse and garden are owned by TCI Lane Ranch. Questions with regard to operations will be decided by the Home Owners Association (HOA) Board. The trails are mainly private with a few exceptions for limited public access restricted to certain areas.

How does the community solar array work? Is it included in the lot purchase price?

All lots are assigned a certain number of solar panels depending on the maximum allowed square footage of the home and are included in the lot purchase price.
